Executive Summary
Castle Rock Development Company, on behalf of Aspirant Development, is seeking approval of a Site Development Plan for a property located southwest of the intersection of Meadows Boulevard and Painthorse Drive (Attachment A - Map). The Site Development Plan (SDP) proposes a single story 10,000 square foot (sf) daycare center, an outdoor play area and associated parking, landscaping and infrastructure (Attachment B - SDP).
This proposed development is subject to the Residential/Non-Residential Interface Regulations (Interface Regulations), therefore requiring public hearings before the Planning Commission and Town Council. The Planning Commission will review the proposal, consider the Interface mitigation measures, take public testimony and make a recommendation to Town Council.
Staff finds this SDP meets the Site Development Plan review and approval criteria of the Town of Castle Rock Municipal Code (TOCRMC) Section 17.38.040. Staff recommends that Planning Commission recommend approval of The Learning Experience SDP as presented to Town Council.
