The high growth nature of Castle Rock results in numerous and diverse questions from individuals seeking information about existing conditions and future plans. All community development activity information is located on the Town website under the Development Activity Map link.

 

Development activity appears to remains similar with past years. Permit activity remains steady and homebuilders and commercial builders remain active.

Canyons South Replat (Douglas County Referral)

Douglas County requested comments from the Town of Castle Rock for a proposed replat of Canyons South Filing 1A, 3rd Amendment. The re-plat proposes to vacate 40 lots, 16 tracts and associated rights-of-way and create 39 lots, 10 tracts and associated rights-of-way in a new configuration on approximately 234 acres. Overall, the replat has a reduction of 1 single-family lot and an increase to open space area.

 

3.                     Pre-Application Meeting Requests:

 

Peachy Property Annexation

 

 

The Peachy Property Trust submitted a request seeking information on annexing and zoning lots 57, 58, 59 and 60 of Twin Oaks Subdivision as a mixed-use development. The combined parcels (approximately 44.5 acres) are located directly west of the Westfield Trade Center, which is northwest of I-25, and Crystal Valley Parkway. These parcels are also directly west of the future I-25/Crystal Valley Interchange location. Timing of the project is unknown. The proposal is located adjacent to Councilmember Teal’s district.

Pizza Hut Redevelopment

 

 

The owners of the Pizza Hut along S. Wilcox have submitted a pre-application requesting information on a proposed redevelopment of the existing site into two phases. Phase one will include a new 1,600 square foot portion of a strip center to the rear of the existing building to house a new Pizza Hut for either delivery only or pick-up only. Once constructed, the current Pizza Hut will move into the new structure and the current structure would be demolished as necessary to create a new 4,300 square feet retail center to accommodate new tenants. Timing of the project is unknown at this time. The proposal is located in Mayor Pro Tem Bower’s District.

 

Watermark at Heckendorf

 

 

Staff received a pre-application meeting request seeking information on application and submittal requirements for a single-family attached project located on the northwest corner of Plum Creek Parkway and Crystal Valley Parkway in the Heckendorf neighborhood. This property was formally owned by Forum and marketed as Époque but has since been sold to Watermark. The proposal includes one, two and three bedroom attached homes with no shared living walls. The proposal is projecting 104 single family attached units, which is less than the approved Heckendorf SDP that permitted 224 dwelling units. Timing of the project is unknown. The proposal is located in Councilmember Teal’s District.

o                     Panda Express, site and building construction, located west of Sam’s Club on the east corner of Promenade Parkway and Factory Shops Blvd. intersection.

o                     Sleep Number, site plan review for a 4,000 square foot building located on east side of Promenade Parkway, just south of Verizon building.

§                     Two 10,000 square foot retail/restaurant buildings, site plan review, located at the west corner of Meadows Parkway and Meadows Boulevard.

right-in/right-out access for Ambrosia Street at the Meadows Boulevard intersection.

§                     Mixed-use, building and site construction for a restaurant and 111

multi-family residential units in a four-story building located at the northeast corner of Bilberry Street and Mercantile Street.

§                     Park area construction, located between Viridian and Saffron Streets.

§                     Viridian and Saffron Streets proposed to be signed and striped for

one-way traffic.

§                     Ubergrippen, site and construction plans for 18,000 square foot indoor climbing wall facility, located on Bilberry Street south of Mercantile Street including a trail connection to the tunnel under Meadows Boulevard.

o                     Abundant Life Assisted Living, site plan review (UBSR) to increase the number of resident beds from 9 to 12, located at 1473 Rosemary Drive in the Red Hawk Planned Development
