Executive Summary

 

The purpose and intent of this report is to provide Town Council with a summary of quasi-judicial projects. In order to provide all parties with due process under law, decision makers must be fair and impartial when considering quasi-judicial applications such as those attached to this memorandum (Attachment A).

 

Many of the attached projects do not have public hearing dates yet, but Town Council could be asked to consider them in the future. The Town’s Development Activity map provides information on staff-reviewed applications and applications already approved by Town Council. Those applications can be found at:  CRgov.com/ <http://www.crgov.com/inyourbackyard>developmentactivity.

 

New Applications

 

Valero/Circle K 301 S. Wilcox St - Fuel Canopy Sign -Project18-2627: The applicant, Elite Sign Company, has submitted an application for new canopy signs that require approval from the Design Review Board. The Valero is being rebranded as a Circle K, thus the need to replace the signage.

 

1407 North Park Street - Rezoning to I-1 Industrial - COZ18-0003: The applicant, Nick Heir and Company, is requesting to rezone a parcel of land from Planned Development (PD) to Industrial (I-1). The applicant is looking to receive approval to expand the list of uses allowed to more easily market the property to a larger set of potential users. The property currently contains an existing 5,000 sq. ft. building. This application will be required to gain approval from Planning Commission and Town Council.

 

Upper Sunstone Village Site Development Plan -SDP18-0032: The applicant, Starwood Land Company, has submitted a Site Development Plan/Use by Special review application that proposed to develop a 56.5 acre parcel of land to allow 261 total units of detached and attached single-family homes. Upper Sunstone is located south of Highway 86 and east of N. Ridge Road and is part of the Terrain Community. This application will require public hearings before Planning Commission and Town Council.
