Executive Summary

 

George Mattione, owner, proposes to annex 10.54 acres of property located at 895 North Ridge Road (Attachment A and Figure 1).  Included in the annexation area is 0.36 acres of Town-owned North Ridge Road right-of-way (ROW) (Attachment B, Figure 2 shaded green).

 

The property will be zoned RidgeView Town Center Planned Development (PD).  The PD will allow business, commercial and restaurant uses.  The Town-owned ROW will be zoned as Public Land-1 (PL-1) which allows public ROW. 

 

The RidgeView Development Agreement (DA) establishes the water credits, transportation improvements and open space dedications.

 

Staff recommends that Planning Commission recommend to Town Council approval of the RidgeView Town Center Annexation, Planned Development Plan and Zoning Regulations. 

 

 

 

Key Benefits of Proposed Annexation

 

•                     The proposed zoning includes sales-tax generating uses and a minimum 6,000 square foot full-service restaurant. No residential uses are included.

•                     Annexation allows the property to develop under Town standards, including application of the Skyline/Ridgeline Protection Ordinance.

•                     Incorporating the Town-owned right-of-way allows for consistent application of the Municipal Code, law enforcement and emergency services.
