Executive Summary
George Mattione, Owner, is requesting to enter into a Development Agreement (DA) with the Town for the property known as RidgeView Town Center. The 10.54 acre property is located at 895 North Ridge Road (Attachment A and Figure 1).
The property is currently under consideration for annexation and Planned Development zoning. If the Annexation and the RidgeView Town Center Planned Development Plan and Zoning Regulations (PD Plan) are approved, the developer will enter into a Development Agreement with the Town to define the obligations of the developer and the Town relative to the development plan (Attachment B).
A DA is a legally binding contract between the property developer and the Town that requires public hearings before Town Council, who shall review and decide upon the proposed DA.
Budget Impact
The RidgeView Town Center Development Agreement formalizes the developer’s financial obligations to adequately address impacts of the development on Town infrastructure and services.
Staff Recommendation
Staff recommends approval of the RidgeView Town Center Development Agreement, as proposed.
