Executive Summary

 

The purpose and intent of this report is to provide Town Council with a summary of quasi-judicial projects.  In order to provide all parties with due process under law, decision makers must be fair and impartial when considering quasi-judicial applications such as those attached to this memorandum (Attachment A).

 

Many of the attached projects do not have public hearing dates yet, but Town Council could be asked to consider them in the future.  The Town’s Development Activity map provides information on staff-reviewed applications and applications already approved by Town Council.  Those applications can be found at:  CRgov.com/ <http://www.crgov.com/inyourbackyard>developmentactivity.

 

New Applications

 

Riverwalk Development Façade Changes SDP18-0064:  The applicant and owner, Confluence Companies, is proposing minor façade changes to the Riverwalk Buildings.  The main change will result in more brick being added to the façade of both buildings.  Other include the addition of 2 utility doors not previous shown on the Site Development Plan.  This application will be required to obtain Design Review Board approval.

 

Festival Park Commons Site Development Plan SDP19-0004:  The Owner/Developer of the Festival Park Commons has submitted a Site Development Plan for a mixed-use development located directly south of Town Hall.  The applicant is proposing a seven-story building, which will include Office/Residential/Commercial uses on the west side of the property adjacent to Wilcox Street.  The east side of the project property will contain a parking garage with approximately 650 parking spaces of which 300 would be for public use.  This application will require a public hearing and approval with the Design Review Board.
